It’s been about two weeks and I have gone back and forth with the Engineer on the concept for the subdivision in Smyrna Tn. Yesterday, I got the concept sketch back from the Engineering firm to review. All looks good, so I sent the sketch to the builder who is beginning working on the infrastructure prices. Engineer said he knows several people at City Hall that we need to go visit. Now, my next step is to go with the Engineer to the planning commission for them to review the sketch before submitting it for the Board to approve.
While working on the house we had several people interested in looking at the house. We had two offers come in on the house before we listed it on the MLS. The first offer was a low offer and two days later another offer came in at asking price and the work wasn’t even done yet. This house is built great and better than most homes. The builder did a great job when building this home and the new owners should have many enjoyable years in this home.
The front of the house needs some work. The roof needs brightening up by using an oxygen bleach because it removes algae without adding toxicity to the environment. The two beautiful Holy-trees needs trimming so it’s not taller than the roof line. Along the front needs lots of mulch and flowers. I like pressure washing driveways to brighten up the first appearance of a house. I typically don’t pressure wash the brick unless it is needed as in the brick stairs going up to the full front porch. Thinking about painting the shutters the same color as the pillars so they pop out but can’t decided if that would be the best color?
It’s the end of January 2015 and I’ve began working on my first house to rehab. I go there after work and it’s too dark so I’m working inside where it’s nice and warm. It’s about an hour’s drive from work so by the time I grab a bite to eat along the way and work a couple of hours, its time to go home. How quick the time goes by as this is fun and exciting to do. I realized I would stay until morning working so I had to set my phone alarm to tell me to go home to my family and get some sleep. This should be a simple rehab changing it from the 80’s look into more of what you would expect a home to look like in 2014. This house was built well so the structure is very sound.
It’s a 3 bedroom and 2 bath with a small stairs going up to a play room. It’s brick four sides on over an acre at the end of a cul-de-sac. It has a wide and long solid front porch that runs the full length of the house plus a screened in patio in the back of the house. There’s a nice concrete driveway going to the house and to a 3 car garage. The 3 car garage is extra long so plenty of room for parking with an enclosed work room in the back. This is going to be nice home for someone here soon.
Going to update the bathrooms with fresh Sherwin Williams paint on the walls and going to prepare the cabinets so they can be painted a nice dark espresso.
I’m looking for an older 3 bedroom and 2 bath house to purchase that was built from 1950 to late 1980’s which could use renovation. I’m looking in the area south of Nashville Tennessee particularly South East Davidson County and most of Rutherford County.
